ACE Arte Price List (W.E.F. 21-08-2026), Transcribed Row by Row

ACE Group circulated a dated price list for ACE Arte, the RERA-registered name for ACE Parkway 2.0 in Sector 150 on the Noida Expressway, headed "W.E.F. 21-08-2026". This page transcribes it row by row, then decodes the one column the list does not explain. What does the ACE Arte price list actually print?

Six columns, three rows. The sizes are the ones ACE's own creatives mark as Tentative Sizes*, the three rate columns are identical on every row, so only the size and the pre-launch benefit change by configuration. The transcription below is the full table; nothing is added and nothing is left out.

*Sizes are marked "Tentative Sizes*" on ACE's announcement creative, and the list does not name the area basis behind them; carpet area as defined under RERA is specified in the Agreement for Sale. What does "pre-launch benefit" mean on this list?

It is arithmetic, not a payout. Take the printed discount of ₹5,000/sq.ft and multiply it by each configuration's tentative size*:

• 3 BHK: 1,927 sq.ft × ₹5,000 = ₹96,35,000
• 4 BHK: 2,614 sq.ft × ₹5,000 = ₹1,30,70,000
• 4 BHK + S: 4,370 sq.ft × ₹5,000 = ₹2,18,50,000

Every benefit figure on the list is exactly that product, the gap between the launch BSP and the pre-launch BSP, monetised for the size. Nothing lands in a buyer's account: the "benefit" is the discount already inside the rate you are quoted. It is also not a projection. No return or future appreciation is implied by the difference between the two printed rates, and either rate can be revised by the developer.

Is the 4,370 sq.ft unit a "4 BHK + S" or a "4.5 BHK"?

The price list prints "4 BHK + S" (a 4 BHK with a servant quarter) while ACE's announcement flyer for the same launch calls the same unit "4.5 Bedrooms". One unit type, two labels across the developer's own kit. We use the price-list form on this page because the price list is the dated document; if a listing elsewhere quotes a "4.5 BHK" at this size, it is describing this configuration.

What else is printed on the list besides the rates?

The margins of the list carry more decision-relevant text than the table does:

• "OFFER CODE WILL BE ANNOUNCED AT THE TIME OF ALLOTMENT.", printed in those words. The code, whatever it turns out to be, arrives with allotment rather than with the EOI.

• If a unit is not allotted, full payment is refunded without any deduction, the list's own strongest buyer protection, printed on the list itself.
• PLC, GST and other charges are extra. The heads are named; no rupee figure is printed against any of them. Stamp duty and statutory charges are borne by the buyer.
• Prices are subject to change at the company's sole discretion. The W.E.F. date is the list's shelf-life marker. Treat every figure above as dated to it.
