What does "pre-launch benefit" mean on this list?
It is arithmetic, not a payout. Take the printed discount of ₹5,000/sq.ft and multiply it by each configuration's tentative size*:
- 3 BHK: 1,927 sq.ft × ₹5,000 = ₹96,35,000
- 4 BHK: 2,614 sq.ft × ₹5,000 = ₹1,30,70,000
- 4 BHK + S: 4,370 sq.ft × ₹5,000 = ₹2,18,50,000
Every benefit figure on the list is exactly that product, the gap between the launch BSP and the pre-launch BSP, monetised for the size. Nothing lands in a buyer's account: the "benefit" is the discount already inside the rate you are quoted. It is also not a projection. No return or future appreciation is implied by the difference between the two printed rates, and either rate can be revised by the developer.
Is the 4,370 sq.ft unit a "4 BHK + S" or a "4.5 BHK"?
The price list prints "4 BHK + S" (a 4 BHK with a servant quarter) while ACE's announcement flyer for the same launch calls the same unit "4.5 Bedrooms". One unit type, two labels across the developer's own kit. We use the price-list form on this page because the price list is the dated document; if a listing elsewhere quotes a "4.5 BHK" at this size, it is describing this configuration.
What else is printed on the list besides the rates?
The margins of the list carry more decision-relevant text than the table does:
- "OFFER CODE WILL BE ANNOUNCED AT THE TIME OF ALLOTMENT.", printed in those words. The code, whatever it turns out to be, arrives with allotment rather than with the EOI.
