Which milestones can you check with your own eyes?
Lines 3, 4 and 5. A slab casting is not a paperwork event. The ground-floor slab of a named tower either exists or it does not, and the same goes for the 10th-floor slab and a topped-out frame. That is the practical virtue of a construction-linked plan: before releasing an instalment, you can ask which tower and which stage the demand letter refers to, and go look. Lines 1 and 2 are the opposite: nothing on site triggers them. And line 6 is a letter: "offer of possession" is a legal act by the developer, typically after the occupancy paperwork, not something visible from the road.
How much moves before the first slab?
Twenty per cent of the base sale price (10% on booking plus 10% within 30 days) falls due before line 3 can even exist. On the timeline, that is the plan's honest asymmetry: the first fifth of the money is calendar-money, the middle three-fifths follow the concrete, and the last fifth waits on the possession letter.

What does "offer of possession" trigger besides the last 20%?
The bill for everything the base rate never covered. The plan's own wording on line 6 is "20% plus other charges", and the price list names PLC, GST and other charges as extra without printing a rupee figure for any of them, while stamp duty and statutory charges are borne by the buyer. So the offer-of-possession demand is the first document in the sequence where those named heads turn into amounts.
