ACE Arte (ACE Parkway 2.0) Master Plan: Sector 150, Noida

The plan documents on ACE Arte's UP-RERA file under UPRERAPRJ528653/07/2026 include a Development Work Plan, an Electricity Supply Plan, a Water Supply Plan and a Waste Disposal Plan, each recorded with status New against the project address Plot No. SC-02/G, Sector-150, Noida, while the official master plan drawing for the project marketed as ACE Parkway 2.0 has not been released. Our own preview document puts the release at the September 2026 allotment, together with the final floor plans, renders and specifications. So this page does not show you a layout. It publishes the two things we can actually stand behind: the plan documents ACE has already filed with UP-RERA, and an honest account of where each circulating count actually comes from, including where two sources disagree. What is the ACE Arte master plan?

As a drawing, it is not public yet; the final floor plans, renders and specifications come out at allotment. As a set of numbers, ACE's announcement flyer states 11 towers and 784 residences on 14.83 acres, and ACE Group's launch release of 1 September 2026 repeats 784 homes.

Both are worth having, provided you know which is which. A preview deck is a normal pre-allotment document and a register entry is a statutory one; they are compiled at different moments and for different purposes, so a gap between them at this stage is ordinary rather than alarming. What we will not do is average them, round them together, or present either as the developer's published specification, ACE has not issued one for this project yet. When the layout drops at allotment, count the towers and the units per floor and check the released figure against both numbers on this page.

Preview-document figures are as circulated to our desk and remain subject to the developer’s revision and to the sanctioned plans on the UP-RERA file; register figures are as we read them from the UP-RERA filings on the date shown. Carpet area as defined under RERA is specified in the Agreement for Sale.

Has ACE Arte's Site Plan Been Sanctioned?

Yes. ACE Arte's site plan carries a sanction number, per the developer's record: NOIDA/NIYOJAN/2026/1328, dated 09.06.2026. That sanction is not the master-plan drawing itself, which our desk has not yet seen released: a sanction number confirms the layout has cleared the planning authority, while the drawing a buyer can walk tower by tower is the document released at allotment, together with the final floor plans, renders and specifications. Where does the 784 figure come from?

From ACE itself. The 784 residences across 11 towers is the count on ACE's announcement flyer, and ACE Group's launch release of 1 September 2026 repeats it. The tower-by-tower count is on the released layout at allotment, which is the document to read it against.

We are not resolving the gap and we are not treating either number as wrong. Two honest caveats belong with it. A pre-allotment plan can legitimately still move, so a marketing count compiled earlier need not match a filing compiled later. And our own readings of those filings do not agree with one another on every structural figure (the total floor count in particular differs between the documents we have transcribed) which is exactly why we attribute each number instead of merging them into one confident sentence. Ask the desk for the tower-by-tower unit count on the released plan and check it against both.

What plan documents has ACE actually filed with UP-RERA?

Thirty-two documents sit on the register entry for UPRERAPRJ528653/07/2026. Four of them are the service and layout plans a buyer would want to know exist before a drawing is public. Each is recorded on the register with status New, which is what a first registration looks like. There is no superseded version behind it. Where does ACE Arte sit inside Sector 150?

At Plot No. SC-02/G, Sector-150, Noida: that is the address as filed on the RERA registration, in Tehsil Dadri, district Gautam Buddha Nagar. It is the most specific locational fact on the record, and it is the one to quote back when you ask the desk to point out the plot on the sector plan.

The sector around it is the reason the density number matters. Roughly 70% of Sector 150’s land is reserved for sports and open green space under its planning framework, with a 9-hole golf course inside the sector’s sports precinct, which is the structural reason the sector runs low-rise-feeling and clean-aired rather than merely being described that way. Aqua Line metro at Sector 147 is a short drive, and Noida International Airport at Jewar, inaugurated in March 2026, is around 30 km away.

What Does an ACE Arte Home in This Plan Cost?

Your ticket ahead of this layout is fixed by the price list rather than by the tower plan: a launch BSP of ₹21,995/sq.ft* against the pre-launch BSP of ₹16,995/sq.ft* used across this site, a ₹5,000/sq.ft gap worth a printed pre-launch benefit, per the price list W.E.F. 21 August 2026, of ₹96,35,000 on the 1,927 sq.ft 3 BHK, ₹1,30,70,000 on the 2,614 sq.ft 4 BHK and ₹2,18,50,000 on the 4,370 sq.ft 4 BHK + S. What should you ask for when the layout releases?

Three things, and they are all cross-checks rather than opinions. First, the tower count and unit count on the released layout against both numbers on this page, the 11 towers and 784 residences on ACE's announcement flyer. Second, the sanctioned plan on the UP-RERA portal against the marketing layout you are handed; those are two different documents and they are not obliged to look alike. Third, the carpet area for your specific unit, which is defined under RERA and stated in the Agreement for Sale, no per-configuration carpet area is published on any source we have read, so the Agreement is where that number becomes binding.
