Registry Forensic · Updated 3 September 2026 · Originally checked on UP-RERA 20 July 2026
Same name, same developer, same sector — now both RERA-registered. I pulled both ACE Parkway RERA records.

Quick answer
No, they're not the same project — and now both of them have a RERA number. UPRERAPRJ4514 is the delivered, ready-to-move original ACE Parkway, registered 9 August 2017 and occupied today. ACE Parkway 2.0 — the project the rest of this site covers — is now RERA-registered in its own right as ACE Arte, UPRERAPRJ528653/07/2026, granted July 2026. Same developer (ACE Group / ACE Infracity Developers), same sector (150, Noida), two separate legal filings, two different stages of life.
Launch note: press coverage read 3 September 2026
Press coverage of ACE Group's launch release, dated 1 September 2026, reports the formal launch of ACE Arte and states 784 homes; ACE's announcement flyer separately states 14.83 acres. Those are developer-announcement facts, not register facts: the register record this page reads is unchanged. UPRERAPRJ528653/07/2026, registered 28 July 2026, declared completion 15 February 2031. The launch pricing paperwork now circulating is dated too — the developer's price list is W.E.F. 21 August 2026, read row by row on our price list page, with the per-size arithmetic on our sizes page.
You searched the number. Here is what to do with it.
If a broker or a listing quoted UPRERAPRJ528653/07/2026 at you, the registration is real and it belongs to ACE Arte — the rest of this page is the file behind it. The three checks worth making next, in order:
- Read the Agreement for Sale proforma — it is on the file, and it is the only document that fixes price, carpet area and possession date. All 16 document types on the file →
- Confirm the payment account in writing — three accounts are named on the filing, and the one you pay into is not the escrow account. How the three accounts work →
- Check who is selling it to you — search UPRERAAGT000309 at up-rera.in/agents. Ours is on the record; ask any other intermediary for theirs.
What I actually did for this page
- I opened UP-RERA's own registration record for UPRERAPRJ4514 directly — up-rera.in/Frm_View_Project_Details.aspx?id=4514 — and read the registration date, promoter and land reference myself.
- Where the live form's proposed-start date field didn't render cleanly on my own check, I cross-verified it against two independent sources that read the same registry filing — ACE Group's own site and an independent listings portal — and both state the identical date. I'm citing it as RERA-stated and corroborated, not as something I personally watched load on screen, and I've said so again where it appears below.
- I checked the new ACE Arte registration, UPRERAPRJ528653/07/2026, against the project name, sector and developer being marketed to confirm it is ACE Parkway 2.0's own filing. The full register entry — the documents on file, promoter record and completion timeline — is laid out readably on UP RERA Tracker's Ace Arte record, our own register-reading companion site; verify against the official portal either way.
- I checked the registry's project summary, which carries no unit or tower breakdown at all, against the registry's own unit-by-unit tower listing and the figures published on project pages elsewhere — those two don't state the same breakdown, flagged below, not resolved.
What I did not do: visit either site, inspect any unit, or speak to an ACE Group sales representative for this page. Nothing here is a personal site inspection — it's a registry-and-source check, tagged honestly at each step. Re-verify both numbers yourself at up-rera.in before any decision — registry data can change.
The registry record for UPRERAPRJ4514 — the delivered original
UP-RERA's own project record for the original ACE Parkway, as it read when I checked it directly:
| Field | As registered on UP-RERA |
|---|---|
| Registered project name | Ace Parkway |
| Registration number | UPRERAPRJ4514 |
| Registration date | 09-08-2017 |
| Promoter | ACE Infracity Developers Private Limited (Promoter ID UPRERAPRM6202) |
| District / Tehsil | Gautam Buddha Nagar / Dadri |
| Land reference | Khasra SC-01/B-8, Sports City Plot SC-01/B, Sector 1 — 45,603 sq.mt. (~11.27 acres) |
| Proposed start date* | 01-07-2017 |
Every row I read directly myself at the URL above — except the one marked *. That date didn't render on the live form during my own check, so I'm citing it as it's identically stated by two independent sources that separately read the same registry filing (ACE Group's own site and an independent listings portal), not as something I personally watched load. Re-check the live record yourself before relying on any of this for a purchase decision — registry data can change.
The registry record for UPRERAPRJ528653/07/2026 — ACE Parkway 2.0, registered as ACE Arte
ACE Parkway 2.0's own RERA registration, granted July 2026 under the registered name ACE Arte:
| Field | As registered on UP-RERA |
|---|---|
| Registration date | 28-07-2026 |
| Proposed construction start | 15-08-2026 (registered build period runs to the declared completion date, 15-02-2031) |
| Registered project name | ACE Arte (marketed here as ACE Parkway 2.0) |
| Registration number | UPRERAPRJ528653/07/2026 |
| Promoter | ACE Infracity Developers Private Limited (same promoter entity as the original) |
| Location | Sector 150, Noida Expressway |
| Configurations | 3, 4 & 4.5 BHK (indicative sizes; final plan per Agreement for Sale) |
| Possession | 15 February 2031 (per RERA UPRERAPRJ528653/07/2026) |
Verify this registration directly at up-rera.in/projects by searching "ACE Arte" or the registration number. Towers, acreage and total unit count are per the RERA-registered master plan; we do not restate unverified third-party figures here — ask our sales desk for developer-confirmed specifics on enquiry.
What else does the UP-RERA filing for ACE Arte actually disclose?
More than most buyers ever see. A RERA registration is not just a number — the promoter also files cost estimates, professional appointments, sanction references and a running account of money spent and money collected. Below is what the UPRERAPRJ528653/07/2026 filing carries, as mirrored on our own register tracker. Two rows are worth reading together: ₹135 Cr of the estimated cost has already been incurred, while ₹0 has been collected from allottees to date — so the construction spend so far is the promoter's own capital, not buyer money. Three more rows are worth reading plainly, as read from the UP-RERA register on 29 July 2026, the day after the registration was granted: zero complaints filed against the project, zero completion-date extensions filed against the 15 February 2031 date, and 32 documents on file. And the filing carries the project's exact registered address — Plot No. SC-02/G, Sector-150, Noida, Uttar Pradesh — the plot-level reference on the registration itself, not just the sector name used elsewhere on this site.
| Field on the filing | As disclosed |
|---|---|
| Filed project address | Plot No. SC-02/G, Sector-150, Noida, Uttar Pradesh |
| Sanctioning authority | Noida Authority |
| Building permit | Noida/Planning/2026/1328, dated 09-06-2026 |
| Proposed construction start | 15 August 2026 |
| Declared completion date | 15 February 2031 |
| Completion-date extensions filed | 0 |
| Total carpet area (project) | 104,601 sq m — as read from the project filings; verify on the portal before relying on it |
| Floors | Not settled on the record we hold — the filings we have read give both 24 and 20, so we quote neither as final. Confirm against the sanctioned drawings at allotment. |
| Contractor | AAM Realtech Private Limited |
| Architect | Vishal Sharma (Council of Architecture licence CA/1998/23261) |
| Estimated project cost | ₹1,135 Cr total, of which ₹900 Cr is construction |
| Cost incurred to date | ₹135 Cr — about 12% of the estimated cost |
| Collected from allottees to date | ₹0 |
| Documents filed with UP-RERA | 32 |
| Registration fee paid | ₹4,58,250 |
| Complaints against this project | 0 |
| Escrow requirement | 70% of buyer collections must go into the designated project bank account |
| Promoter registered office | 01-B, Sector-126, Noida, U.P. |
The 32 documents on file break down into 16 distinct categories, each filed twice, exactly as UP-RERA's own filing lists them:
- Affidavit (Form-B)
- Proforma of Agreement for Sale
- Proforma of Allotment Letter
- Details of Encumbrances
- Development Work Plan
- Electricity Supply Plan
- Water Supply Plan
- Waste Disposal Plan
- Engineers Certificate
- CA Certificate
- Other
- Architect Certificate
- Proforma of Conveyance Deed
- Proforma of Application Form
- Other Plan (if any)
- Commencement Certificate
Every row above is read from the UP-RERA filing, not from marketing material. Figures such as cost incurred, amount collected, complaint count, extension count and document count are as-at the promoter's most recent filing and move over the life of the project — re-check them at up-rera.in/projects, or against our own mirror of the record at upreratracker.com, before relying on any of them. Where the filing and the marketing specs currently circulating disagree on unit counts or acreage, we have left the figure out rather than pick a side.
The two projects, side by side
| Factor | Original ACE Parkway | ACE Parkway 2.0 / ACE Arte |
|---|---|---|
| Stage | Delivered, ready-to-move | RERA-registered; booking open |

| Registered / declared completion | Complete — registration UPRERAPRJ4514 | 15 February 2031 (per RERA UPRERAPRJ528653/07/2026) |
| Occupancy today | Ready-to-move and occupied (reported) | Under construction — see possession note above |
| Location | Sector 150, Noida (Khasra SC-01/B-8) | Sector 150, Noida (same sector) |
| Developer | ACE Infracity Developers Pvt Ltd | ACE Infracity Developers Pvt Ltd (same entity) |
| Indicative price | Resale ~₹14,450/sq.ft (Q1 2026, reported) | Pre-launch BSP ₹16,995/sq.ft*, rising to ₹21,995/sq.ft* at launch |
| Entry mechanism | Resale sale deed, standard conveyancing | Booking via Agreement for Sale, under RERA UPRERAPRJ528653/07/2026 |
| Escrow account | Applicable — RERA-registered project | Applicable — RERA registration now in force |
| Design legacy | Original ACE Parkway sample-flat interiors by Gauri Khan (developer-stated) | Same design heritage claimed by ACE Group; not confirmed for ACE Arte's own show flats specifically |
Resale price is reported third-party portal data, indicative only, not a RERA-registered figure. Pre-launch price for ACE Parkway 2.0 / ACE Arte is developer-stated and indicative; the legally binding price is fixed only in the Agreement for Sale.
What the new registration changes for buyers
Because ACE Parkway 2.0 is now RERA-registered as ACE Arte, several things that were open questions before this filing now have an answer:
- A possession clock now exists. The RERA-declared completion date for this registration is 15 February 2031 (UPRERAPRJ528653/07/2026).
- An escrow account now applies. RERA registration requires 70% of buyer collections to go into a designated project bank account.
- Booking is formal now. A registered Agreement for Sale is now the instrument, not an informal pre-launch position.
- The RERA delay-compensation clock is live. The statutory delay-penalty mechanism now runs from the registered completion date.
- Pricing is still time-limited, not fixed. The current ₹16,995/sq.ft* BSP is a pre-launch rate ahead of the disclosed ₹21,995/sq.ft* launch price, so booking now locks the lower figure; the enforceable number for any specific unit is fixed in the Agreement for Sale.
My honest take
What matters most for a buyer weighing ACE Parkway 2.0 is that it is being sold on the strength of the same developer's execution record in the same sector — and that the evidence for that record is genuinely there rather than asserted. A completed, occupied project stands a short drive away with a public RERA history you can go and read for yourself, which is a different kind of proof from a brochure claim. Now that ACE Parkway 2.0 carries its own registration, its own designated project accounts and a formal Agreement for Sale mechanism, the RERA-declared possession date is 15 February 2031 (UPRERAPRJ528653/07/2026), and the papers behind that registration are listed on our ACE Arte RERA documents page. Every other published ACE Arte figure, from the price list to the collection account, is gathered sentence by sentence with its source and its date on our ACE Arte facts page.
Frequently asked
Is ACE Parkway 2.0 the same project as the original ACE Parkway?
No. The original ACE Parkway is a delivered, ready-to-move project registered under UP-RERA UPRERAPRJ4514 on 9 August 2017. ACE Parkway 2.0 is a separate, newer project by the same developer in the same sector, now RERA-registered in its own right as ACE Arte (UPRERAPRJ528653/07/2026) — it does not share, inherit, or borrow the original's registration. I checked the registry myself: UPRERAPRJ4514 belongs only to the original; ACE Parkway 2.0 / ACE Arte carries its own, separate number.
What is the original ACE Parkway's actual RERA number, and can it be cited for ACE Parkway 2.0?
UPRERAPRJ4514 — and no, it cannot. That number is registered specifically to the delivered original project (promoter ACE Infracity Developers Private Limited, registered 9 August 2017). ACE Parkway 2.0 now has its own registration, UPRERAPRJ528653/07/2026, issued under the name ACE Arte. If any source cites UPRERAPRJ4514 for ACE Parkway 2.0, that source is wrong or outdated; I verified both numbers directly on the UP-RERA portal.
Does ACE Parkway 2.0 have its own RERA registration now?
Yes. ACE Parkway 2.0 is now RERA-registered as ACE Arte, UPRERAPRJ528653/07/2026, granted July 2026. You can now book directly at the current pre-launch BSP; the registration also brings the project inside the RERA-mandated escrow structure and the statutory delay-penalty clock.
Why do the tower and unit counts for the original ACE Parkway conflict across different sources?
Because they're pulling from different parts of the record. The UP-RERA project summary page carries no unit or tower breakdown at all — those fields are simply not on it. The registry's own unit-by-unit tower listing does state one when you open it directly, and the figures published on project pages elsewhere are different again. For a project registered in 2017 and delivered since, counts like these get restated across sources and editions. I'm flagging the spread here rather than picking whichever number sounds most authoritative — it sits in the public record, and it isn't something I've resolved.
How do I check either RERA record myself instead of trusting a website?
Go to up-rera.in/projects directly and search "Ace Parkway" or the number UPRERAPRJ4514 for the original, delivered project. Then search "ACE Arte" or UPRERAPRJ528653/07/2026 for ACE Parkway 2.0's own registration. The whole check takes about three minutes and needs no login. Full steps are in the how-to section above.
Is the Gauri Khan Designs association the same for both projects?
It's a shared design heritage, not a confirmed claim about ACE Parkway 2.0's own interiors specifically. Gauri Khan designed the sample-flat interiors at the original ACE Parkway — that's developer-stated precedent. ACE Group carries the same design association into its later projects, but I haven't seen a developer confirmation naming Gauri Khan Designs for ACE Arte's specific show flats, so I'm not stating that as a fact here.
Does the new RERA registration change how I buy at ACE Parkway 2.0 / ACE Arte compared to the original?
It brings the two much closer together procedurally. At the delivered original, you inspect a finished flat, register a sale deed and take possession under normal resale conveyancing. At ACE Parkway 2.0 / ACE Arte, now RERA-registered (UPRERAPRJ528653/07/2026), booking proceeds through a formal Agreement for Sale with buyer payments inside the RERA-mandated escrow account. The core difference that remains: one is built and inspectable today, the other is under construction toward a RERA-declared completion of 15 February 2031.
Has construction started at ACE Arte, and when?
The registered record answers this precisely: ACE Arte's UP-RERA filing declares a proposed construction start of 15 August 2026, inside a registered build period running to the declared completion date of 15 February 2031. On-site progress reporting begins after that; until then, the registered dates are the record.
How much has been spent on ACE Arte so far, and how much has been collected from buyers?
As disclosed on the UP-RERA filing for UPRERAPRJ528653/07/2026, ₹135 Cr of the estimated ₹1,135 Cr project cost has been incurred — about 12% — while ₹0 has been collected from allottees to date. The construction spend so far is therefore the promoter's own capital rather than buyer money. Once collections begin, RERA requires 70% of them to go into a designated project bank account. Both figures move with each filing, so re-check them on up-rera.in.
Who is building ACE Arte, and who is the architect?
The UP-RERA filing names AAM Realtech Private Limited as the contractor and Vishal Sharma (Council of Architecture licence CA/1998/23261) as the architect. The building permit is Noida/Planning/2026/1328, dated 09-06-2026, sanctioned by Noida Authority, with construction proposed to start 15 August 2026 against a declared completion date of 15 February 2031.
Has ACE Arte's completion date ever been extended?
No. As read from the UP-RERA register on 29 July 2026, the day after registration was granted, zero completion-date extensions have been filed against UPRERAPRJ528653/07/2026. The declared completion date, 15 February 2031, still stands as first registered. Re-check the live filing at up-rera.in for the current status.
What documents has ACE Arte filed with UP-RERA?
Thirty-two, as read from the UP-RERA register on 29 July 2026, across sixteen categories, each filed twice: Affidavit (Form-B), Proforma of Agreement for Sale, Proforma of Allotment Letter, Details of Encumbrances, Development Work Plan, Electricity Supply Plan, Water Supply Plan, Waste Disposal Plan, Engineers Certificate, CA Certificate, Other, Architect Certificate, Proforma of Conveyance Deed, Proforma of Application Form, Other Plan (if any), Commencement Certificate. Every one of them is listed on the official portal record for UPRERAPRJ528653/07/2026.
