Our sales desk, an independent UP-RERA registered channel partner (UPRERAAGT000309/01/2026) and not the developer, publishes the configuration sizes for ACE Arte, the RERA-registered name for ACE Parkway 2.0, as they print on the developer's own price list, and says plainly where the unit-wise floor plans stand. Every size below carries the list's own qualifier, tentative*, and every rupee figure is subject to change; the price and carpet area that bind are the ones in the Agreement for Sale executed with ACE Group.

4 BHK, 2,614 sq.ft (Tentative*)
The middle size, and a 687 sq.ft step up from the 3 BHK on the same list. The base-price arithmetic is 2,614 sq.ft × ₹16,995 = ₹4,44,24,930*, about ₹4.44 Cr, other charges extra, subject to change. The EOI amount for this size is ₹15,00,000. Specifications run identical across configurations on the document we hold (the marble, the laminated bedroom floors, the modular kitchen), so the decision between 3 and 4 BHK is a decision about area and room count, not finish. 4 BHK + S, 4,370 sq.ft (Tentative*), and the naming variance
The largest line on the list, at 4,370 sq.ft. The base-price arithmetic is 4,370 sq.ft × ₹16,995 = ₹7,42,68,150*, about ₹7.43 Cr, other charges extra, subject to change, with an EOI amount of ₹20,00,000. One honest note on the name: the developer's price list calls this configuration 4 BHK + S, while the announcement flyer styles the same 4,370 sq.ft line "4.5 bedrooms". They are one configuration, not two. We use the price-list form throughout this site, and flag the variance here once so a buyer quoted either label knows both point at the same unit and the same rate.

Not out yet, and we will not fake them. The developer has not yet published unit-wise floor-plan PDFs for ACE Arte; the sizes table above is what the dated price list prints, and that dated list is the size document we work from, because it is what prints a rate against each size. A floor-plan image you meet elsewhere at this stage is worth checking against it before you rely on the areas. How the EOI Works Against These Sizes
The price list states the mechanism plainly: units go first-come-first-serve, an EOI carries a priority number, and the offer code will be announced at the time of allotment. It also prints the exit in full: if a unit is not allotted, the full payment is refunded without any deduction. So the EOI amount for your size (₹10,00,000, ₹15,00,000 or ₹20,00,000) buys a place in the selection sequence, not a price; the rate is the list's, and the binding figure is fixed in the Agreement for Sale.
