ACE Arte (ACE Parkway 2.0) Approved Banks and Home Loan: What the Register Holds
ACE Arte's UP-RERA file names a bank, and that bank is not a lender. The name on the filed certificate is ICICI Bank, Sector-132, Noida, where the promoter's three designated project accounts sit; no approved-bank list, lender panel or project-approval sanction appeared among the filings under UPRERAPRJ528653/07/2026 as our register mirror read them on 29 July 2026. ACE Arte is the RERA-registered name for ACE Parkway 2.0, ACE Group's project in Sector 150 on the Noida Expressway. This page, published by an independent UP-RERA registered channel partner (UPRERAAGT000309/01/2026) and not by the developer, sets out what the register does hold for a home-loan file, where a disbursement actually lands, and the questions worth putting to a lender before you apply.
Quick answer
We do not publish an ACE Arte approved-bank list, because we do not hold one we can verify. A lender panel is not among the sixteen document categories listed against this project's registration, as our register mirror read the file on 29 July 2026. What we do hold, and send on WhatsApp, is the register pack a lender's file actually needs: the registration entry under UPRERAPRJ528653/07/2026, registered 28 July 2026, promoter ACE Infracity Developers Private Limited, plot SC-02/G, Sector-150, Noida, declared completion 15 February 2031, and the three-account block the money moves through. We will also put your lender question to ACE Group in writing and forward exactly what comes back, or tell you plainly that nothing written has been given. Register facts read from our UP-RERA mirror on 29 July 2026; re-check at up-rera.in.
Is there a published ACE Arte approved-bank list?
Not one we hold, and not one on the register. Thirty-two documents in sixteen categories are listed against UPRERAPRJ528653/07/2026, as our register mirror read the file on 29 July 2026, and a lender panel is not among them. Our RERA documents page reads those categories out and says the same thing from the other direction: the floor plans, the price list, the lender panel and the render pack are what buyers most often go looking for on a RERA file and do not find there.
Read that carefully, because the wrong conclusion is easy to reach. The absence of a lender panel from a RERA file says nothing at all about which banks have approved the project for lending. It says only that the regulator is not the place that answer is kept. Project approvals sit between a developer and each individual lender, they are issued and withdrawn on the lender's own timetable, and the copy that binds is the one your bank puts in writing to you.
So this page does not hand you a list of bank logos. A list we cannot source is worse than no list: you would take it to a branch, the branch would not recognise it, and the trip would be wasted. What follows instead is everything about ACE Arte that a lender's credit and legal desks do read, all of it traceable to the register or to a dated developer document.
What the register does hold for a home-loan file
Four things a lender asks for are on the public file under UPRERAPRJ528653/07/2026, plus the registration entry itself. Each is listed on the project's own record at up-rera.in, and each is already read out on this site:
| On the register | What it carries for a loan file | Where we read it out |
|---|---|---|
| The registration entry | Project ACE ARTE, registration UPRERAPRJ528653/07/2026, registered 28 July 2026, promoter ACE Infracity Developers Private Limited, plot SC-02/G, Sector-150, Noida, declared completion 15 February 2031 | RERA record page |
| Details of Encumbrances | The promoter's filed statement of what is charged against the land: mortgages, liens, any claim standing on the plot. The one filing that speaks about the land rather than the building | RERA documents page |
| Proforma of Agreement for Sale | The document that fixes price, carpet area and possession date for your specific unit. The executed version is what a lender's sanction is written against | RERA documents page |
| Commencement Certificate | Filed against this project on the register, alongside the engineer's, architect's and chartered accountant's certificates | RERA documents page |
| The designated account block | A collection account, a separate account holding the statutory 70%, and a transaction account, all at ICICI Bank, Sector-132, Noida, in the promoter's name | RERA bank accounts page |
Read from our UP-RERA register mirror on 29 July 2026 for UPRERAPRJ528653/07/2026. Filings move with each subsequent submission, so verify the current state at up-rera.in rather than treating this page as live. Account numbers are not published on this page.
The declared completion date is worth one line of its own. 15 February 2031 is what the promoter declared on the register, on a registered build period of 55 months from a proposed start of 15 August 2026. It is a declaration, not a guaranteed handover, and the date that binds anyone is the one written into your own Agreement for Sale.
Where does a home-loan disbursement actually land?
In the same place your own money does: the collection account named on the filed certificate, in the name of ACE Infracity Developers Private Limited. From there the statutory seventy per cent is moved into the separate account and drawn against certified construction progress. The account a lender disburses into is therefore not itself the escrow account, and a sanction letter describing it that way has described a structure that is not the one on this file.
The three designations, what each is for, and why the numbers are not printed on this page or on that one are set out in full on our ACE Arte RERA bank accounts page. The short version for a loan application: the bank, the branch and the promoter's name on your lender's disbursement instruction should match the certificate on the file, and you should have the developer's own written instruction to match it against before anything moves.
What value will a lender size the loan against?
That is your lender's call, and it is worth asking before you fill anything in. Lenders generally work from the value on the executed Agreement for Sale rather than from arithmetic on a marketing page, and loan-to-value, interest rate and tenure are set against your own income profile.
The published figures, so you have them with their qualifiers: the pre-launch base sale price is ₹16,995/sq.ft* against a launch rate of ₹21,995/sq.ft*, GST and other charges extra, from the price-list creative W.E.F. 21-08-2026. On that list's tentative size* of 1,927 sq.ft, the base-price arithmetic for the 3 BHK is approximately ₹3.27 Cr*, before PLC, GST and the other charge heads. Every one of those is a developer-published figure carrying its own date, read out row by row on our price list page and decoded on our ACE Arte price page.
One structural point matters more than any of them for a loan application. Under the ladder on our payment plan page, the first 20% of the base sale price falls as 10% on booking and a further 10% within 30 days of booking, and those two tranches are tied to your calendar rather than to construction. Ask your lender where its first disbursement sits relative to them, because that answer decides how much of the first month is your own money.
What to ask a lender before you apply
- Has this lender approved the project? Ask for it in writing, naming UPRERAPRJ528653/07/2026 and the promoter, ACE Infracity Developers Private Limited. A verbal yes at a counter is not a sanction.
- What value is the sanction sized against? The agreement value, or a total that includes GST and the other charge heads. The two are not the same number and the gap is yours to fund.
- When does the first disbursement release? Specifically, relative to the 10% on booking and the 10% within 30 days.
- How does disbursement track the milestone ladder? The remaining instalments fall after slab casting of the ground floor, after slab casting of the 10th floor, after completion of structure, and on offer of possession.
- Has the legal desk read the Details of Encumbrances on the file? It is the filing that speaks about the land, and it is listed on the project's own record at up-rera.in.
- What do the moratorium and pre-EMI terms say? Read them against the declared completion date of 15 February 2031, remembering it is the promoter's declaration on the register and that your own Agreement for Sale carries the date that binds.
None of the above is financial, tax or legal advice, and this desk does not give any. Terms, eligibility and rates are matters between you and your lender, and are worth confirming with your own bank, chartered accountant or advocate before you commit.
What this page does not have, and what the desk can get in writing
It does not have an approved-bank list, an APF number, a sanctioned loan-to-value or an indicative interest rate for ACE Arte, because none of those is published on the register or in any dated developer document we hold. We would rather say that here than let you click through to find out.
What our sales desk can do is put the question to the source. Ask, and we will request ACE Group's own written position on lender approvals for this project and forward exactly what comes back, unedited, or tell you plainly that nothing in writing has been given. That second answer is a real outcome and you will get it if that is what happens.
How to get the register pack for your loan file
Ask for the ACE Arte register pack. Our sales desk sends the registration entry as our mirror reads it, the three-account block, and the developer's own written payment instruction, so your lender's file starts from sourced documents rather than from a forwarded screenshot.
- WhatsApp: Message +91 98114 05300 with your configuration (3 BHK / 4 BHK / 4 BHK + S) and the lender you are speaking to.
- Call: +91 98114 05300 to go through the register entry and the account block line by line before your branch appointment.
- Enquiry form: Request a preview and a consultant responds within one business day.
You buy directly from ACE Group, in your own name, with all payments to the developer's designated account. Our sales desk is an authorised channel partner paid by ACE Group, so there is no extra cost to you either way, and this is not ACE Group's official website.
Key points
- We publish no ACE Arte approved-bank list, because we hold none we can verify, and a list we cannot source would waste your trip to a branch.
- A lender panel is not among the sixteen document categories listed against UPRERAPRJ528653/07/2026, as our register mirror read the file on 29 July 2026. That absence is about the register, not about the project.
- ICICI Bank, Sector-132, Noida is named on the filed certificate as the bank holding the promoter's three designated project accounts. It is not a lender approved to finance buyers.
- A lender's disbursement lands in the collection account, from which the statutory 70% is moved to the separate account. Account numbers are not published on this page.
- Published figures, with their qualifiers: pre-launch BSP ₹16,995/sq.ft* against a launch rate of ₹21,995/sq.ft*, GST and other charges extra, price-list creative W.E.F. 21-08-2026; approximately ₹3.27 Cr* for the 3 BHK at the list's tentative size* of 1,927 sq.ft.
- Declared completion 15 February 2031 is the promoter's declaration on the register, not a guaranteed handover; the binding date is the one in your own Agreement for Sale.
Frequently Asked Questions
Is there a published list of banks approved for ACE Arte?
Not one that we hold or can verify, so we do not publish one. A lender panel is not among the sixteen document categories listed against UPRERAPRJ528653/07/2026, as our register mirror read the file on 29 July 2026. That absence says nothing about which lenders have approved the project; it says only that the register is not where the answer lives. The answer that binds is the one your own lender gives you in writing, naming the registration number.
Which bank is named on ACE Arte's RERA file, and is it the approved lender?
ICICI Bank, Sector-132, Noida is named on the certificate filed for UPRERAPRJ528653/07/2026, as our register mirror read it on 29 July 2026. It is the bank holding the promoter's three designated project accounts, not a lender approved to finance buyers. A project's collection bank and a buyer's home-loan bank are two different things, and one does not imply the other.
What value will a lender size an ACE Arte home loan against?
Ask your lender, because it decides the sanction. Lenders generally work from the value on the executed Agreement for Sale rather than from arithmetic on a marketing page, and loan-to-value, interest rate and tenure are set by the lender against your own income profile. The published pre-launch rate is ₹16,995/sq.ft*, GST and other charges extra, from the price-list creative W.E.F. 21-08-2026; the base-price arithmetic on that list's tentative size* of 1,927 sq.ft for the 3 BHK is approximately ₹3.27 Cr*. Get the sanction terms in writing before you rely on any figure.
Does a home-loan disbursement for ACE Arte go into the RERA 70% account?
No. A disbursement follows the same route as your own payment: into the collection account named on the filed certificate, from which the statutory seventy per cent is moved into the separate account. The account you or your lender pays into is not itself the escrow account. The three-account structure is set out on our RERA bank accounts page, and account numbers are not published on this page.
Which register documents should a lender read before sanctioning?
Four filings are worth naming in a loan file: the Details of Encumbrances, which is the promoter's filed statement of what is charged against the land; the proforma Agreement for Sale, the document that fixes price, carpet area and possession date; the proforma Allotment Letter; and the Commencement Certificate. All four sit under UPRERAPRJ528653/07/2026 and are listed on the project's own record at up-rera.in. Our RERA documents page reads the file category by category.
ACE Arte ke liye home loan kis bank se milega?
Koi approved-bank list hum publish nahi karte, kyunki humare paas verified list nahi hai, aur RERA file par lender panel hota hi nahi. File par ICICI Bank, Sector-132, Noida ka naam hai, lekin wo promoter ke project accounts ka bank hai, buyer ka loan bank nahi. Apne bank se seedha poochhiye ki unhone UPRERAPRJ528653/07/2026 project approve kiya hai ya nahi, aur wo jawab likhit mein lijiye. Register ke jo documents lender maangta hai, wo hum WhatsApp par bhej dete hain.
