Which account does an ACE Arte buyer actually pay into?
The collection account. It is the first of the three designations on the filed certificate, it is in the name of the promoter entity — ACE Infracity Developers Private Limited — and it is the only one a buyer ever transfers into. The other two exist so that the money can be split and controlled after it arrives, not so that a buyer can choose between them.

The practical consequence is worth stating plainly, because it is the thing most often got wrong in a sales conversation: the account you pay into is not the escrow account. It is the account from which the escrow share is moved. Anyone telling you your booking amount lands directly in a protected account has described a structure that is not the one on this file.
How much of my money does the seventy-per-cent rule actually protect?
Seventy per cent of what is collected, and no more. That share is ring-fenced for this project and released against certified progress rather than moved elsewhere; the remaining thirty per cent is the promoter's to work with. Ring-fenced is not the same as guaranteed, and it is worth holding both halves of that sentence at once.
What registration adds on top is a date and a clock. Read the two together and the shape is clear: the construction spend to that date was the promoter's own capital, not buyer money. That is a genuinely useful thing to know at enquiry stage, and it is also the reason the figure will not stay true — once collections begin, the ratio changes. Treat the number as dated rather than as a standing fact, and re-check it yourself.
What should I check before transferring anything?
- The account name is the promoter entity. ACE Infracity Developers Private Limited, not an individual, not a marketing company, not a channel partner — including ours. We are paid by the developer and never take buyer money.
- The bank and branch match the filed certificate. ICICI Bank, Sector-132, Noida, on the block read from the UP-RERA file. A different bank on a payment instruction is a question, not a detail.
